Partner evidence.
Status made clear.

No builder or professional is currently presented as verified. Until the directory is operational, we offer partner assessment as a service: we review a builder you are considering against our published framework and report which checks are complete, pending or unavailable.

A directory that distinguishes evidence from claims

Property Builder does not currently publish an evidence-complete development-partner profile. Names, ratings, project counts and verification badges remain unavailable until their sources and review dates can be shown.

A future profile should identify the legal entity and brand, official website, service locations, specialties, project history, project-level RERA data where applicable, checks completed, source, reviewer and review date.

Completed, pending, expired and unavailable checks must remain distinct. A profile should never turn missing evidence into an implied approval or endorsement.

What a verification record should cover

A document review does not establish plot-specific development potential. Access, boundaries, planning jurisdiction, sanctionable area, ground conditions and costs need the appropriate site and professional checks.

  • Mother deed and link documents establishing a continuous ownership chain.
  • Encumbrance and title evidence appropriate to the property and legal review scope.
  • Patta, chitta and adangal matching the survey and subdivision numbers on the deed.
  • Planning permission and approved layout or building plan from CMDA, DTCP or the local body.
  • TNRERA registration where the project falls within the threshold.
  • Land use classification and, for converted agricultural land, the conversion order.
  • Property tax, water and electricity dues, and association no-dues where applicable.
  • Any physical inspection completed, with its date, reviewer, scope and limitations.

How to use a future profile

Use profile data to prepare questions and compare disclosed evidence, not as a substitute for independent legal, technical, financial or regulatory diligence.

Fee and referral data is currently unavailable. Any listing, introduction, referral or success-linked fee must be disclosed in writing before an introduction or engagement.

Joint-venture-ready land: a separate category

A landowner may compare sale, self-development, lease and JV routes. No option is universally best, and funding responsibility in a JV depends on the negotiated structure.

The calculator can model editable assumptions, but exact FSI, valuation, costs, tax treatment, partner capacity and final sharing terms require plot-specific evidence and professional review.

How a marketplace transaction runs

Begin with an enquiry and preliminary desk review. If appropriate, define the evidence required, professional scope, site work, partner comparison and engagement terms before any commitment.

Never rely on a badge alone. Confirm legal identity, authority records, project-level RERA status where applicable, contracts, fees, conflicts and independent advice before signing or paying money.

FAQ

Frequently asked questions

What is the Builder Marketplace?

It is intended to publish development-partner profiles with legal identity, website, project history, project-level RERA data where applicable, verification source, review date and status. Verified profile data is currently unavailable.

How do I list my land on the marketplace?

Submit land details via the valuation form. After title check and site visit, your plot is listed anonymously and matched to shortlisted builders. You approve every share before contact.

Are builder profiles public?

No evidence-complete builder profile is currently public. A future profile will distinguish completed, pending, expired and unavailable checks and state its source and review date.

Can builders contact me directly?

No. All communication passes through Property Builder until you sign an NDA. This prevents unsolicited calls and protects your identity during negotiation.
