Verification is the product, not a formality
Property fraud in Tamil Nadu rarely looks like fraud. It looks like a missing link document, a patta that names someone else, a layout approved for a different extent, a building with one more floor than the sanctioned plan, or an encumbrance entry nobody bothered to close after a loan was repaid. Each of these is survivable if found early and expensive if found late.
Our verification protocol exists to find these things before money moves. It runs on every property we list, every JV parcel we take on and every purchase we advise, and it produces a written record of what was checked, what was found and what remains open.
Title and ownership checks
- Mother deed and complete link documents establishing thirty years of ownership continuity.
- Encumbrance certificate from TNREGINET, minimum thirteen years, extended where the chain is unclear.
- Patta, chitta and adangal verified against the deed's survey and subdivision numbers.
- Legal heir and succession verification for inherited property, including partition deeds.
- Power of attorney validity, registration and scope where the seller is not the recorded owner.
- Pending litigation search and public notice where the history warrants it.
- Identity and PAN verification of every recorded owner and signatory.
Approval and compliance checks
- CMDA or DTCP planning permission and the approved layout or building plan.
- Land use classification under the applicable master plan; conversion order for agricultural land.
- Permissible FSI, setbacks and building height against what is actually built on site.
- TNRERA registration and the project's quarterly compliance filings where applicable.
- Completion certificate or occupancy certificate for constructed property.
- Water, sewerage and electricity connection approvals and any pending dues.
- Property tax assessment records and current payment status.
Physical and engineering inspection
Documents describe a property; they do not confirm it. Our engineers visit every site to measure actual extent against the deed, check boundary markers and encroachment, record access road width, and assess drainage, soil condition and water table.
For built property, the inspection covers structural condition, visible distress, seepage, deviation from the sanctioned plan, service condition and remaining economic life. Deviations are measured, not estimated, because the permissible deviation limit determines whether regularisation is possible.
What you receive and what we will not do
You receive a verification summary listing every item checked, its status, the supporting document reference and any open risk with our assessment of severity. Where an issue is fixable, we set out the route and the realistic timeline; where it is not, we say so plainly.
We do not verify by assertion. If a document has not been produced and independently checked, it is marked as not verified rather than assumed clean. We do not hold client funds, we do not accept a fee for producing a favourable opinion, and we will withdraw from a transaction rather than sign off on a title we do not believe in.
